Vinhomes Ocean Park 1, 2, 3

Three neighbouring townships in East Hanoi: which one should you choose?

Ocean Park 1 in Gia Lam is already well populated and has many apartments. Ocean Park 2 and 3 in Hung Yen are mostly low-rise, with a seaside-style park and a water park as amenities. On this page I put the three side by side so you can compare them quickly, with indicative 2026 prices and the points worth considering.

Points to consider

What I tell clients honestly

01

A very large supply of low-rise homes

OCP2 and OCP3 have tens of thousands of low-rise homes; in mid-2026 there were many "sell at a loss" listings. Resale liquidity depends on each home's position, so choose the street, orientation and distance to amenities carefully.

02

Future infrastructure is not here yet

Ngoc Hoi Bridge, Me So Bridge, Ring Road 3.5, Ring Road 4 and Metro Line 8 are mostly under construction or only planned. I estimate travel times using the roads that exist today.

03

Visit after heavy rain

I have not seen mainstream news reports of flooding, but there are social media posts about rainwater pooling on some streets. Go and look after a heavy rain before choosing a home.

For foreign buyers

Can foreigners buy at Ocean Park?

Under Vietnam's 2023 Housing Law, foreign individuals may own apartments in commercial housing projects within quotas (at most 30% of the units in each apartment building) and landed homes within the limits set by the law, for a term of up to 50 years (extendable). For resale units, I check the building's remaining foreign quota and the existing title certificate before you commit.

What I help with

I have worked in real estate since 2013 and I live in East Hanoi, not far from Ocean Park.

Quick suggestions

  • Need to move in now, want an apartment or to rent out: Ocean Park 1, well populated with full amenities.
  • Want a low-rise home for about VND 6.5–13.5 billion, children who love play areas: Ocean Park 2, which already has a school and a hospital.
  • Buying long term, happy to wait: Ocean Park 3, with a wide range of prices, but still under construction.
  • Prefer green living, low density, an established community: I will add Ecopark, right next door, to the comparison.

FAQ

Questions clients often ask me

Ocean Park 1 or Ecopark: which should I choose?

Ocean Park 1 is busy, with many apartments, priced at about VND 55–72 million/m². Ecopark has lower density, lots of greenery and water, and towers along the Red River. I will compare two specific homes on the same budget so you can choose.

How much is a townhouse at Ocean Park 2?

Based on listings in Oct 2026, homes of 48–70 m² are about VND 6.5–9.8 billion and homes of 80–98 m² about VND 10.3–13.5 billion. Some loss-making sales are lower; I check the reason before recommending them.

Can foreigners buy?

Since Jun 2024, Ocean Park 2 and 3 can be sold to foreigners, within the legal quota (up to 250 individual houses in an area with the population of one ward), with 50-year ownership. I check whether a specific unit is still within the quota before you pay a deposit.

Should I buy at Ocean Park 3 now?

It suits you if you are buying long term and choose the right position close to amenities; if you need to move in now or need to resell quickly, consider an area that is already developed.
