Ecopark

Choose the right zone, the right building and the right price before you pay

Ecopark has been taking shape for more than 10 years. It has residents, schools, a hospital, lakes and parks already in operation. When you buy a resale home here, you can see the actual home, the view and the neighbours before you decide. On this page I have put together a map of the zones, asking prices for each building, and what to check when you buy.

Getting there

How long does it take to get into Hanoi?

Via Vinh Tuy Bridge or Thanh Tri Bridge along Ecopark Boulevard (road DT.379). From Google Maps screenshots I took on 8 Oct 2026 (starting from Landmark Onsen): about 52–53 minutes to Hoan Kiem Lake in the morning rush hour, about 36–44 minutes at midday.

Vinh Tuy Bridge

The way into the centre through the Vinh Tuy – Minh Khai area (formerly Hai Ba Trung district); often busy at rush hour.

Thanh Tri Bridge

On Ring Road 3, heading south and towards the expressways.

Ngoc Hoi Bridge · Ring Road 3.5

Under construction, linking Thanh Tri with Van Giang, target completion 2027; one more route into Hanoi.

Hanoi – Hai Phong Expressway

Runs right along the east side of Ecopark, convenient for Hai Phong and Quang Ninh.

I have videos timing each route and a series on Ngoc Hoi Bridge on my YouTube channel (in Vietnamese).

What to check

6 things I always check before a client pays

01

The original title certificate of each unit

Not every building or every unit is the same. See the original certificate and check the owner's name, the area and whether it is mortgaged.

02

Asking price is not the final price

Listings are usually higher than the transaction price. I compare with similar units already sold to negotiate.

03

Who pays the taxes and fees

Agree clearly whether the price "includes fees" or not: personal income tax, registration fee, notary fee.

04

Management fees for each building

Each building has its own service fee and parking fee. Ask the management board before working out your monthly costs.

05

Floor, orientation, view

In the same building, a different orientation or view can mean a difference of several hundred million dong. Try to see the unit in both the morning and the afternoon.

06

Furniture included

List the items left behind in the deposit contract, to avoid disputes when you take over the home.

Homes I have

Homes for sale and for rent

I work directly with the owners and have viewed the homes myself. I send the floor and unit number privately when you book a viewing.

Looking for something else?

I track asking prices in every building each month and work with many owners. Tell me the type of home, your budget and the building you prefer, and I will filter and send you the homes most worth seeing.

Have a home to sell or rent out?

I value it using asking-price data for each building, take photos, list it and show it to buyers or tenants.

For foreign buyers

Can foreigners buy a home in Ecopark?

Under Vietnam's 2023 Housing Law, foreign individuals may own homes in commercial housing projects, within quotas set by the law and for a term of up to 50 years (extendable). Most homes on this page are resale units. For a resale home, whether you can buy it depends on whether the building or project is still within the foreign-ownership quota, and on the existing owner's title certificate. I check this for each unit before you commit.

What I help with

Checking eligibility for each unit, explaining the deposit, transfer contract and payment steps in English, and arranging viewings with an English-speaking guide.

My view

Who Ecopark suits, and what to weigh up

I have worked in real estate since 2013 and I live in East Hanoi. This is what I tell clients honestly.

A good fit for

  • Families with young children who need schools, parks, clean air and an established community
  • People who want to move in right away and see the actual home and neighbours before buying
  • Buy-to-let buyers: steady rental demand from lecturers and students at the international schools and people working in East Hanoi

Worth considering

  • At rush hour, Vinh Tuy and Thanh Tri bridges are busy; try the trip at the time you would go to work before you choose.
  • The older buildings are cheaper, but check the lifts, shared systems and management fees carefully.
  • After Typhoon Yagi in Sep 2024, many trees fell in some zones; the landscaping has gradually been replanted. When viewing a home, ask about the rainy and storm season in that zone.
  • Different agents may quote different asking prices for the same unit; it is best to work with someone who knows the owner well.
FAQ

Questions clients often ask me

How much does an Ecopark apartment cost?

Based on listings May–Oct 2026: Rung Co about VND 41 million/m²; West Bay and Aqua Bay about VND 54–71 million/m²; the newer riverside buildings such as Sol Forest, Sky Forest, Haven Park and Sky Oasis about VND 60–99 million/m². A typical 2-bed starts from about VND 3–5 billion.

How much are townhouses and villas in Ecopark?

Townhouses and terraced houses are listed from about VND 14 billion; villas from about VND 28 billion, and some island villas above VND 70 billion.

What do I need to prepare to buy a resale home?

See the original title certificate, agree who pays the taxes and fees, pay the deposit under a contract that lists the furniture included, then notarise the transfer and register the change of owner. I go with you every step.

How much rent can an Ecopark apartment earn?

A 2-bed, 2-bath unit about VND 7–9 million/month; a 3-bed with a lake view in the higher-end buildings may be about VND 18 million/month, depending on furniture.

Did Ecopark flood after Typhoon Yagi?

The press reported that many trees fell in some zones after Typhoon Yagi in Sep 2024; I have not seen mainstream news reports of flooding inside Ecopark. You can also ask residents when you view a home.
