In the heart of Van Giang, beside Mat Rong Lake
The developer sums up the location in three words: close to town (the old Van Giang town centre), close to the river (the Nguu Giang River), close to a major road (Ring Road 3.5).

Infrastructure under way nearby
Ngoc Hoi Bridge · Ring Road 3.5
A bridge over the Red River linking Thanh Tri with Van Giang, targeted for completion in 2027.
Road DT.379
The route linking Van Giang and Ecopark with Vinh Tuy Bridge and Thanh Tri Bridge, currently being widened.
Khuyen Luong Bridge
Another Red River crossing towards southern Hanoi.
Ring Road 4
The Capital Region ring road, under construction, passing south of Van Giang.

Can foreigners buy at Treville?
Under Vietnam's 2023 Housing Law, foreign individuals may own homes in commercial housing projects, within quotas set by the law and for a term of up to 50 years (extendable). Whether a specific home at Treville can be sold to a foreign buyer depends on the developer's quota and the area's status, so I check this with the developer for each unit before you commit.
What I help with
Checking eligibility for each unit, explaining the contract and payment schedule in English, and arranging a site visit with an English-speaking guide.
What you will need
A valid passport with a Vietnam entry stamp. Payments must come through a bank account in Vietnam. Get independent legal advice before signing.

Who Treville suits, and what to weigh up
I have worked in real estate since 2013 and I live in East Hanoi. I attended the developer's project presentation on 9 Oct 2026. This is what I tell clients honestly.
A good fit for
- Families who want a low-rise townhouse in central Van Giang on a more moderate budget than a villa
- People who want to live in and run a business from the same home: 6 m frontage, 4.5 m-high ground floor
- People who like living near a lake and a walking street, with easy travel
Not yet a fit for
- Anyone who needs to move in now: these are new homes from the developer and need time to build
- Anyone who needs a large loan: banks lend up to 55%
Worth considering
- The project is small (3.8 ha), so on-site amenities are compact; on the other hand, it shares the infrastructure of central Van Giang and the neighbouring Vaquarius township.
- The wellness amenities in the high-rise tower are currently the developer's plan; no operator has been announced.
- Compare with resale Vaquarius townhouses right next door before choosing. I will put the two options side by side for you.
Questions clients often ask me
How much does Treville cost?
According to information the developer shared with agents, the expected price is about VND 125 million per m² of land (all-in for land and house, expressed per m² of land area), with townhouses of 90–108 m² from about VND 11.3 billion per home. The official price for each unit will be announced at the launch in November 2026. Leave your details at the bottom of this page and I will send it as soon as it is available.
Is the VND 100 million early registration (booking) refundable?
I am waiting for the developer to send the official booking agreement. Before you transfer any money, I will send it to you so you can read the refund terms carefully.
How is Treville different from Vaquarius next door?
Same Bao Hung shareholder group, right next to each other. Treville is newly launching, with townhouses of 6 m frontage or more and its own Mat Rong Lake and walking street. Vaquarius is already built, with resale homes you can move into straight away. I will compare them in detail based on your budget.
Can I sign a sale contract straight away?
For low-rise homes: yes. The Department of Construction confirmed eligibility for sale on 25 Sep 2026, and buyers pay 15% when signing the sale contract.
How do I visit the project?
Message me the date and time you would like to go. I will show you the actual site, Mat Rong Lake and the Vaquarius area next door, then we stop at the sales office to look at the documents.
Want to be first to get the Treville price list?
Leave your details and I will send you the price list and available units as soon as the developer announces them, together with a comparison with other options in the same area.
